I will tell you, starting out as a bird dog for a successful
real estate investor isn’t easy as the late night
commercials lead you to believe. In order to become the best
bird dog converted to a serious real estate investor takes
time and training. We provide you with the training you need
to succeed in the real estate business while transitioning
you from a bird dog to a real estate investor, for FREE. Our
goal is to eventually joint venture with you so we can
increase our real estate holdings in selected cities. We
only need one bird dog per city.
Here are a few different ways you can work with us as a
property locator for real estate investments:
I. Selling our houses
- Go to the house and take pictures and upload pictures to our website this is a business so a good property locator knows what types of pictures to take.
- Distribute our marketing to get the most prospects at the house we are selling, we sometimes wholesale deals to other real estate investors and sometimes we simply sell the property to a first time home buyer.
- Sit at the open house while buyers look around the house to if it fits their real estate investing needs.
This normally pays $500-750 to the bird dog and the usual time for each house is around 6-8 hours. On the option the bird dog actually finds buyers instead of real estate investments.
II. Canvass through leads (Bird Dog)
This is where you go to the door of each lead in your desired area not a lot of bird dogs are comfortable with the door to door approach but this is the most productive way to generate some really sweet real estate deals. The leads are normally on a list of likely candidates that are motivated to sale their house. You will drive to the house and make contact with the owner of the home.
We pay for each phone number that is brought to us from the leads. You get the seller to give you the telephone number so we can follow up and let them know what we can do for them.
Here is the basic run down:
- Listen to our training audio.
- We provide you with leads that you will go pay a visit.
- Trip will be mapped out.
- You pick areas you don’t want to go to.
- Fill out the property report at the house.
- Submit properties to website for a real estate negotiator to start the process.
This normally pays $20 per hour depending on how many
numbers are received and $250 for each deal we close.
Usually takes 10-15 hours to get a few deals. We typically
close 1 out of 2 deals we successfully negotiate.
III. Call prospective leads
In this particular area you basically call sellers that have shown an interest in selling their homes by contacting us. They raised their hands and said they have a house for sale. For each successful real estate deal you screen through to us and we close you will receive $300.
IV. Locate Properties
Becoming a bird dog is the first level of becoming a professional property locator. Locating Properties is the most common form of bird dogging new real estate investors choose to start out trying.
